What's included in the Kit?

For the elevated design only -

 

• Pre-assembled termite resistant pine frame for ground floor and internal walls.
• Aluminium windows and doors with screens and locks (for lower level).
• Steel columns and bolts (for fixing to beams and concrete slab).
• Classic Hardi columns with internal steel posts (to support front deck).
• Hy span beams and Hy beam HJ floor joist, sheet flooring (for main floor).
• Treated pine beams, joist and decking (for external decks)
• Timber posts, beams, rafters, colour bond roof sheets & gutter (for roof over decks)
• Nail plates, joist hangers etc.

For elevated and single story design -

• Pre-assembled, termite resistant, pine frame and timber to complete frame (beams, posts, rafters, battens, loft floor and rafters, timber for partition walls and blocking etc).
• Colour bond steel fascia, gutter, down pipes, roof sheets and curved sheets (all with accessories).
• Foil backed insulation (for roof).
• Loft wall sheets (cut ready to assemble)
• Ply for loft floor and ceiling (with plastic join mould for ceiling)
• Loft roof ventilator
• loft ladder (for loft access)
• Aluminium windows and doors (all with screens and locks).
• External wall wrap and ply brace board to cover external frame.
• External wall cladding sheets or colour bond steel with corners and angles etc.
• Fixing for wall wrap and wall sheets.
• Temporary corner supports and joist marking rod
• Personalised construction manual and construction video or D.V.

Not included -

• Electrical or plumbing.
• Material (except roof material as above).
• Gun nails, frame nails or masonry nails
• Concrete for footings and slab.
• Initial preparation of plans and specifications are not included in the kit costs and are to be addressed as a separate item.

Optional -

• Steel Dura-Gal adjustable piers, bearers and joist with accessories (instead of concrete slab).
• Timber posts, beams, rafters and colour bond or laser lite roof sheets (for roof over decks).
• Front and back railing
• Treated pine stairs (for back deck).
